The AI Power Grid Crunch
Today's brief covers three stories: the 49-gigawatt gap between AI data-centre demand and available grid capacity, Asia's $7.5 trillion sovereign rebalancing away from US assets, and private credit's institutional-versus-retail divergence. US markets are closed for Juneteenth.
- $700B — hyperscaler AI infrastructure capex in 2026
- 74 GW — US data-centre power demand by 2028
- 49 GW — shortfall in permitted, interconnected capacity
- 4–7 years — typical permitting queue for new capacity
- 3× — private infra premium over listed infra EV/EBITDA

Good morning. US markets are closed today for Juneteenth. Three stories for your long weekend reading.
First: the AI power paradox. Hyperscalers are spending seven hundred billion dollars on AI infrastructure this year. Every dollar needs grid-scale power. But permitted US capacity covers only 25 of the 74 gigawatts data centres will demand by 2028 — a 49-gigawatt gap that permitting queues won't close for four to seven years. Listed infrastructure, the direct proxy for that constraint, is at GFC-era valuations. Private infrastructure is priced three times higher. For universal owners, that gap is the entry question of the decade.
Second: Asia's sovereign pivot. Central banks and sovereign funds holding 7.5 trillion dollars in US assets are quietly diversifying — into European debt, regional infrastructure, and gold. Not a liquidation. A structural shift. For long-horizon allocators, the historically reliable bid for long-dated Treasuries is thinning at the margin. That's a regime change worth pricing over a twenty-year horizon.
Third: private credit is sorting. Institutional allocators are holding their positions. Retail vehicles are in outflow for the second quarter. As retail flows slow, some direct lenders will pull back — widening spreads and creating opportunity for well-capitalised institutions with dry powder. The sorting mechanism is working.
